It lands in the middle of the busiest four weeks Jamaica’s all-inclusive market has seen in years.

What was announced

Iberostar confirmed the rebrand and reopening date, first reported August 23, 2026. The property was previously the adults-only Iberostar Grand Rose Hall. It moves into JOIA, Iberostar’s upper-tier collection, when it reopens.

The rooms

Every accommodation is a suite. The published categories run garden-view, ocean-view and oceanfront, with swim-out suites that open onto a private terrace and pool access. Above those sits a Presidential Suite tier with a separate living room and a kitchenette. Butler service is attached to selected categories rather than sold across the board — which is the detail worth pinning down before you compare a rate here against a butler-level room at a Sandals property down the coast.

Dining and pools

Three named venues have been confirmed so far:

  • Gaia — a live-fire concept built around cooking over embers
  • The Huddle — casual, sports-bar format
  • Chez Charlie — a French brasserie

Additional restaurants and bars are part of the reopening but have not been named. On the water side, the resort is reworking its pool and beach areas, adding a swim-up bar and an infinity pool at the spa, with non-motorized water sports included daily.

The opening offer, and when it expires

The reopening promotion is bookable now and runs through November 30, 2026 — the day before the resort opens. It stacks three things on top of the room rate: an extra 10% discount, private airport transfers, and up to $800 in resort credit. Read that middle item carefully. Private transfers are a paid upgrade at most Montego Bay all-inclusives, so having them bundled into an introductory offer is real money, not a garnish.

Why this date matters more than the resort itself

December 2026 is going to be a genuinely strange month on Jamaica’s north and south coasts. Four adults-only all-inclusive properties come online inside a 31-day window:

  • November 18, 2026 — Sandals South Coast reopens (380 rooms)
  • December 1, 2026 — JOIA Rose Hall by Iberostar opens (295 suites)
  • December 18, 2026 — Sandals Montego Bay reopens (255 rooms)
  • December 18, 2026 — Sandals Caribbean Cay reopens (291 rooms, up 84 from before)

The three Sandals reopenings are the back half of the $200 million “Sandals 2.0” rebuild announced June 18, 2026 — new dining concepts, redesigned pools, additional suite categories. Add JOIA’s 295 suites and Jamaica gains well over 1,200 adults-only all-inclusive rooms in a month, most of them freshly renovated and all of them pricing against each other for the same Christmas and New Year weeks.

Further out, Marriott’s 522-room Montego Bay flagship arrives in 2028. Montego Bay is not short on supply.

What this means if you are shopping Jamaica for winter

Three practical things.

Opening-month rates are a gamble in both directions. A brand-new product at $859 with $800 in credit is priced to fill a soft-launch calendar. It is also a resort that has never run a service day under the JOIA banner. If your trip is a milestone anniversary and you want zero variance, the first four weeks of any reopening is not where I would put it.

Rose Hall is not walkable to anything. Eleven miles from the airport puts you in the resort corridor east of the city. That is fine — it is quiet, the beaches are good, and the transfer is short. Just do not book it imagining you will stroll into Montego Bay for dinner.

Compare the all-in number, not the nightly rate. A $859 lead rate with private transfers and $800 credit can beat a lower headline rate that charges you for transfers, or it can lose badly once you compare what each property actually includes. That comparison is genuinely tedious to do by hand across four resorts opening within a month of each other.
