Sandals Dunn’s River turns three on Sunday, May 24, 2026, and the anniversary lands at a moment when the resort is doing more for the Sandals brand in Jamaica than at any point since its 2023 debut. With three of Sandals’ iconic Jamaica sister properties — Sandals Montego Bay, Sandals Royal Caribbean, and Sandals South Coast — sitting closed through the second half of 2026 for the brand’s $200 million Sandals 2.0 transformation, Sandals Dunn’s River has quietly become Jamaica’s flagship Sandals resort. And it’s doing it during one of the year’s biggest US travel-shopping weekends: Memorial Day, which falls on the exact same day as the anniversary.
What Happened on May 24, 2023 — And Why It Matters in 2026
Sandals Dunn’s River officially opened to guests on May 24, 2023, on a 22-acre Ocho Rios coastline that Sandals founder Gordon “Butch” Stewart originally identified three decades earlier. The land had previously held the iconic Arawak Hotel; Sandals reacquired the site, took it down to the studs, and rebuilt it as the brand’s most modern Caribbean expression to date — a purpose-built Sandals 2.0 prototype before the term existed.
Three years later, the design language that debuted at Sandals Dunn’s River — the glass-edge Tufa Terrace SkyPool Butler Suites, the swim-up river pool, the rooftop Coyaba Sky Rondoval Villas, the open-air dining campus shared with neighboring Sandals Ochi — is the same design language now being applied across the brand’s $200 million reimagining of Sandals Montego Bay, Sandals Royal Caribbean, and Sandals South Coast. The third birthday isn’t just a milestone; it’s a preview of where the rest of Sandals Jamaica is heading.
Why Sandals Dunn’s River Is the Flagship Sandals Jamaica Resort Right Now
Right now, the only Sandals resorts open in Jamaica are Sandals Dunn’s River, Sandals Ochi, Sandals Negril, and Sandals Royal Plantation. Sandals Montego Bay and Sandals Royal Caribbean are scheduled to reopen December 18, 2026, and Sandals South Coast is scheduled to reopen November 18, 2026 — both as full Sandals 2.0 transformations. We covered the closure schedule and what’s changing at each property in our Sandals Jamaica reopening update and our Inside Sandals 2.0 deep dive.
That leaves Sandals Dunn’s River in a unique position. Among the four open Jamaica resorts, it’s the newest, it shares a campus with Sandals Ochi (giving guests access to 28 restaurants total, 22 bars, and 13 pools — all included), and it’s the property the brand keeps pointing to when it wants to show the world where Sandals is going next. The most visible example: NBC’s TODAY with Jenna & Sheinelle broadcast two special episodes from Sandals Dunn’s River in late March 2026 — sponsored by Sandals Resorts and the Jamaica Tourist Board — featuring on-air appearances by Shaggy, Sean Paul, and Sheryl Lee Ralph. That was the biggest US television moment for any Sandals property this year, and Sandals chose Dunn’s River as the backdrop.
The Three-Year-Old Resort Experience: Still the Newest Thing in Sandals
What makes Sandals Dunn’s River feel like a Year-Three resort and not a Year-Twenty resort is the suite architecture. The headline category is still the Tufa Terrace SkyPool Butler Suite — upper-floor rooms with glass-panel-edge infinity pools cantilevered over the Caribbean Sea. There is nothing else like them in the Sandals system, and they were the first of their kind anywhere in Jamaica.
The other category that pulls couples to Sandals Dunn’s River is the Coyaba Sky Rondoval Villas — circular cliffside butler villas with floor-to-ceiling glass, private plunge pools, and rooftop terraces. Some of these come with the Celestial Butler stargazing service, which sets up a guided rooftop stargazing experience under the Jamaican night sky. The full suite range spans 14 categories from Luxury Rainforest View entry-level rooms to Beachfront Club Level Suites to the top-tier SkyPool and Rondoval villas — full layout details are on our Sandals Dunn’s River property review.
The dining stack is the other reason Dunn’s River is the Jamaica Sandals resort I keep sending couples to. The property itself has 12 restaurants — Saltaire (oceanfront breakfast and grilled seafood), Cascata (Italian), L’Amande (French fine dining), Edessa (Mediterranean), Hanami (sushi), Banyu (Asian fusion), Zuka (Latin-Caribbean), plus casual venues like the Jerk Shack, Galene Grill, Isola pizza, Blum Café, and the speakeasy-style Dunn’s Rum Club. Add in the 16 restaurants and 13 bars at adjacent Sandals Ochi — included in your Dunn’s River stay at no extra cost — and you have 28 dining venues and 22 bars accessible from one Sandals booking. No other Sandals booking in the Caribbean gives you that.
What This Means If You’re Booking This Week
The anniversary lands on Sunday May 24, which is also Memorial Day weekend — the next major US travel-shopping moment on the calendar. Several deal mechanics are stacking on Sandals Dunn’s River bookings right now, and a few of them quietly disappear at the end of May:
- Sandals Summer Sale — up to $1,500 off the room and up to $750 in air credit, for travel June 1 – September 30, 2026. Live on the Sandals Specials page now. Sandals Dunn’s River is eligible.
- Sandals 777 (Suite Deals) — an extra 7% off 7 select suites for 7 days, refreshed every Monday. Sandals Dunn’s River suites cycle through the list regularly. Today’s rotating list is on the Sandals 777 page.
- Up to $1,000 Instant Booking Credit on 7+ night stays — stacks on top of the Summer Sale.
- Travel Advisor Appreciation Month bonus — paid through May 31, 2026, on Butler Suite, Club, and Concierge category bookings made via a Sandals-certified travel advisor. The full stacking math is in our Sandals Summer Sale stack deep dive.
The deadline that matters most this week: the Travel Advisor Appreciation Month bonus closes May 31. If you book a Sandals Dunn’s River suite-category vacation with Pixie Vacations before May 31, the advisor stack is intact; book in June, and the stack drops.
Steve’s Expert Take
I’m a Sandals Chairman’s Royal Club Platinum Elite Advisor, I’ve personally visited all 17 Sandals and Beaches Resorts, and I’ve been booking Sandals for clients through Pixie Vacations for more than 15 years. With that context: Sandals Dunn’s River is the resort I’m sending the largest share of my couples to in 2026, and I expect that to hold even after Sandals Montego Bay, Royal Caribbean, and South Coast reopen at the end of the year. The reason is simple — those three resorts will reopen as brand-new Sandals 2.0 transformations and will be excellent, but the room categories will be on a fresh-renovation cycle. Sandals Dunn’s River is still mid-cycle: it’s three years old, the rooms haven’t been touched, and the brand keeps using it as their on-camera flagship (Jenna and Sheinelle didn’t go to Negril for those TODAY episodes — they went to Dunn’s River).
If you’re booking Sandals Jamaica anytime in 2026 — and especially if you’re booking with travel dates between June and Thanksgiving — Dunn’s River is the play. The dining stack with Sandals Ochi is unmatched. The Tufa SkyPool architecture still feels like the newest thing in the Sandals system. And the Summer Sale + Sandals 777 + $1,000 Instant Booking Credit + Travel Advisor Appreciation Month bonus all stack on a Dunn’s River suite right now, with the advisor stack closing in 13 days.
