Beaches Resorts just made the biggest bet on the Caribbean in the brand’s history — and families are the ones who win.

In a fresh 5/5/2026 report, Caribbean Journal confirmed that Sandals Resorts International is well into a roughly $1 billion plan to nearly double the Beaches footprint across the Caribbean, with three brand-new family all-inclusives in the pipeline plus a freshly opened expansion in Turks & Caicos and a major addition coming at Beaches Negril.

If you’re a family that has been quietly waiting for “the next great Beaches” — Barbados, Bahamas, or Jamaica — this is your update.

What Beaches Just Confirmed

Sandals Resorts International (the parent of Beaches and Sandals) first revealed the doubling-down plan on stage at its Made of Caribbean launch, and the strategy is now actively under construction. The headline numbers:

  • Nearly $1 billion in new investment committed across the brand
  • Three brand-new Beaches resorts — Barbados, Exuma (Bahamas), and Runaway Bay (Jamaica)
  • One major already-open expansion — Treasure Beach Village at Beaches Turks & Caicos
  • One additional expansion — a major addition coming at Beaches Negril

For a brand whose existing portfolio sits at just three properties (Beaches Turks & Caicos, Beaches Negril, Beaches Ocho Rios), that’s a step-change in inventory — and a pretty clear signal that the multi-generational family-vacation segment is being treated as Beaches’s core growth bet through 2027.

Property #1 — Beaches Barbados (the inaugural)

Barbados has long been the most-requested Beaches that didn’t exist. That changes with this build.

Beaches Barbados will be the brand’s first-ever Barbados property, set on the site of the former Heywood’s Hotel Resort and Almond Resort in St. Peter Parish on the island’s northwest coast. It is being described in trade press as the largest single tourism investment in Barbados’s history.

Key specs confirmed in trade-press reporting (Travel Market Report, Travelweek.ca, TravelPress):

  • 600 rooms, ranging from king and queen suites to sprawling 3,000-square-foot four-bedroom villas
  • A signature “Main Street” running through the center of the resort with dining, shopping, and high-energy family zones — outdoor performance stages, a modern sports bar, an arcade
  • Designed in a luxurious “Bajan style” interpretation of Caribbean Georgian architecture
  • Ground-break: late 2025

Beaches Barbados gives the brand its first foothold on Barbados — until now, only Sandals Barbados and Sandals Royal Barbados have flown the flag — and gives families with kids a long-awaited reason to look at the island.

Property #2 — Beaches Exuma (Bahamas)

Beaches Exuma is a $100 million transformation of the former Sandals Emerald Bay site on Great Exuma into a full Beaches family resort.

What’s confirmed:

  • 500 acres on Great Exuma, with one of the longest beaches in the Caribbean
  • Pirate Island Waterpark and a Beaches Kids Camp featuring Sesame Street programming
  • 12 restaurants on property — typical of the upper end of the Beaches family experience
  • An 18-hole Greg Norman-designed championship golf course included in the all-inclusive (greens fees are part of your stay)
  • Target completion: end of 2027

For families that have been priced out of, or just unable to reach, the boutique Bahamian experience, Beaches Exuma is the answer the brand has been telling travel advisors about for years.

Property #3 — Beaches Runaway Bay (Jamaica)

Beaches’s third new property is rising on the site of the former Jewel Runaway Bay Beach & Golf Resort in St. Ann Parish, midway between Ocho Rios and Montego Bay on Jamaica’s north coast.

The build:

  • Approximately 400 suites, including four-bedroom options designed for multi-generational travel
  • A Greg Norman championship golf course on property, greens fees included
  • A signature waterpark Beaches has described as “like you have never seen”
  • Beaches’s signature kids programming including Pirate Island, plus brand-new family experiences — skateboarding, bike trails, a climbable treehouse
  • A focus on organic, farm-to-table cuisine
  • Expected opening: late 2026

Already Open: Treasure Beach Village at Beaches Turks & Caicos

The first piece of the $1B plan to actually open is already on the ground. Treasure Beach Village at Beaches Turks & Caicos opened March 1, 2026 — a $150 million oceanfront expansion that adds 101 multi-bedroom suites, six new restaurants, a 15,000-square-foot lagoon pool, and a 32-seat Starfish Cinema, plus the new Pinta Food Hall.

If you want to feel the new Beaches today rather than wait until 2027, Treasure Beach Village is the answer. We covered the grand opening in detail in Beaches Turks and Caicos Treasure Beach Village Opens 2026.

Plus a Major Negril Expansion

The fifth piece of the puzzle is a major addition to Beaches Negril on Jamaica’s Seven Mile Beach. Details are still being released, but the expansion is part of the same brand-doubling capital plan and will follow the same multi-generational, multi-bedroom suite philosophy that has defined the rest of the new buildout.

Steve’s Expert Take

I’ve been booking Sandals and Beaches stays for two decades, and I can tell you the rare thing happening here: Beaches is investing ahead of the demand curve, not behind it. The four-bedroom suite mix at Barbados, Exuma, and Runaway Bay is built specifically for the way families actually travel today — three generations under one roof, grandparents in one bedroom, parents in another, kids and cousins in the rest. The Greg Norman golf inclusion at two of the three new builds isn’t a vanity feature either — golf-curious dads were quietly the demographic Beaches was losing to other Caribbean all-inclusives, and those greens fees being baked into the rate is going to move the needle on advisor quotes.

If your family was on the fence about waiting for Beaches Barbados or Beaches Runaway Bay before booking — don’t wait. Treasure Beach Village is open now, and the May 2026 Travel Advisor Appreciation Month bonus stacks with whatever consumer sale Sandals and Beaches launch next (Mother’s Day registration is already up at Sandals).

What Families Can Do Right Now

While we wait for Barbados, Exuma, and Runaway Bay, the existing Beaches portfolio is running fresh limited-time offers reported this week:

  • Treasure Beach Village Grand Opening Offer — up to $500 off select stays at the new Treasure Beach Village; book by May 31, 2026, travel anytime
  • Beaches Negril family offers — instant credits, resort credits, and family-focused perks for spring/summer travel
  • May 2026 Travel Advisor Appreciation Month bonus — your travel advisor has additional incentive this month to fight for the most aggressive package on the table

The Bigger Picture

Three new Beaches resorts. One $150M Turks & Caicos expansion already open. One major Negril addition still to come. Nearly $1 billion of capital. Construction in three Caribbean nations. Multi-generational suites at scale. Greg Norman golf included.

This is the most aggressive period of expansion in Beaches’s history — and it lines up with a Caribbean travel market that just posted a record 2025 and a 79% Q1 2026 hotel occupancy rate (our recap is here). The brand is reading the room. Families that book early — and book through an advisor who can stack the May 2026 incentives — are the ones who will get the best version of all of it.
