Choosing the right village at Beaches Turks & Caicos is the single most important decision you’ll make when booking this resort. Each of the six villages has its own architecture, room types, vibe, and proximity to the amenities that matter most to your family. Get it right and it shapes everything. Get it wrong and you’ll be walking 10 minutes to the waterpark every morning.
I’ve been to Beaches Turks & Caicos — including the brand-new Treasure Beach Village — and here’s the honest breakdown of every village, who each one is best for, and how to choose.

Quick Overview: All 6 Villages at Beaches Turks & Caicos

Caribbean Village: Best for Families Who Want to Be in the Middle of Everything
The Caribbean Village is the social hub of Beaches TCI. With its vibrant color palette and central location, it puts you closest to the waterpark, the main pool area, and the highest concentration of restaurants and bars. For families with younger kids who want to maximize time at the waterpark and splash areas, this is often the best choice.
Rooms here tend to be well-priced relative to the experience — you’re paying for location more than luxury. The rooms themselves are comfortable and well-maintained, though not as opulent as the Italian or Treasure Beach villages.
Best for: Families with kids ages 4–12 who want waterpark access all day. Guests who want to walk to everything without planning. High-energy families who want to be in the action.
Not ideal for: Families seeking quiet and privacy. The proximity to the waterpark means more ambient noise.
French Village: Best for Couples Traveling with Kids or Multi-Generational Groups
The French Village strikes the best balance between elegance and practicality at Beaches TCI. The architecture is sophisticated — think Parisian-inspired facades and a more refined color palette — and the rooms are genuinely beautiful, often with large bathrooms and premium furnishings.
It’s positioned far enough from the main waterpark area to feel quieter and more serene, but not so far that it’s inconvenient. For multi-generational trips where grandparents want a peaceful environment while the kids have fun, the French Village is often the recommendation I give.
Best for: Multi-generational families. Couples traveling with older kids or teenagers. Families who want elegance without the full premium of the Italian Village.
Not ideal for: Families with very young children who need constant waterpark access — it’s a longer walk.

Italian Village: Best for Families Who Want the Most Luxurious Rooms
The Italian Village is grand in every sense — think marble, columns, ornate architecture, and the biggest rooms on the property. If your family wants to feel genuinely pampered and you’re willing to pay for the most impressive accommodation, the Italian Village delivers.
The swim-up suites in the Italian Village are some of the most sought-after rooms at any Beaches property anywhere. Step from your private patio directly into the pool — it’s as good as it sounds, and these rooms book out months in advance.
The one trade-off: the Italian Village is one of the furthest from the main waterpark. You’ll take a shuttle or a decent walk to get there regularly, which can be slightly inconvenient with young children.
Best for: Families prioritizing room quality and luxury above all else. Couples traveling with older kids or teenagers. Anyone who wants the swim-up suite experience.
Not ideal for: Families with toddlers and young children who need constant waterpark proximity.
Key West Village: Best for First-Timers and Budget-Conscious Families
The Key West Village is the most affordable entry point at Beaches TCI, and for first-time visitors or families stretching their budget to afford this resort, it’s a perfectly good choice. The colorful Florida Keys–inspired architecture is charming and fun, and you still have access to every resort amenity.
It’s worth noting: Key West is the only village at Beaches TCI without butler service available. If butler service matters to your family, this rules it out. But for a first Beaches experience focused on the kids’ program, waterpark, and restaurants, Key West does the job well.
Best for: First-time Beaches guests. Families maximizing their budget. Guests who don’t need butler service and just want to experience the resort.
Not ideal for: Families wanting butler service or premium room amenities.
Seaside Village: Best for Beachfront-Focused Families
If your family’s priority is waking up steps from that stunning Turks & Caicos sand, the Seaside Village is your answer. It’s positioned directly on the beach with excellent beachfront room options, and the rooms are modern and spacious with a clean, contemporary feel distinct from the European-themed villages.
Seaside Village rooms tend to be larger than average, making them a great choice for families with multiple children or groups that need space. It’s also a solid middle ground on price — more luxurious than Key West, less expensive than Italian or Treasure Beach.
Best for: Beach-obsessed families. Groups needing larger rooms. Families who want a modern aesthetic rather than European-themed décor.
Not ideal for: Guests who want to be closest to the waterpark and main activities hub.

Treasure Beach Village: The New Ultra-Luxury Village (2025)
Treasure Beach Village is the newest and most exclusive addition to Beaches TCI, representing a $150 million investment by the Sandals/Beaches brand. I was among the first guests at Treasure Beach Village and can tell you firsthand: this is a genuinely different tier of experience.
Treasure Beach operates almost like a resort within a resort. It has its own exclusive beach area, its own pool, its own dedicated restaurant, and its own butler teams. Guests staying in Treasure Beach Village still have full access to everything else at Beaches TCI — but they also have a private, serene sanctuary to retreat to that other guests simply can’t access.
The rooms are the finest at any Beaches property, period. Think overwater bungalows, swim-up suites, and sky pool villas with design and finishes that rival any luxury resort in the Caribbean. It’s not a small premium — Treasure Beach rooms cost significantly more than other village options — but for families who want the absolute best, this is it.
Best for: Families celebrating major milestones. Multi-generational trips where adults want a luxury retreat while kids enjoy the main resort. Couples traveling with older children who want a private, exclusive experience within a family resort.
Not ideal for: Budget-conscious travelers or families who will spend all their time in the kids’ club and waterpark regardless of room quality.

| Beach is everything | Seaside Village | Best beachfront positioning and room sizes |
| Milestone trip, want the very best | Treasure Beach Village | Exclusive, private, finest rooms on property |

Practical Tips for Booking Your Village
- Book early, especially for Treasure Beach and Italian swim-up suites. These rooms sell out 6–9 months in advance during peak season (December–April).
- All villages share all amenities. Regardless of where you stay, you have full access to every restaurant, pool, waterpark, spa, and activity at Beaches TCI.
- Shuttles run continuously between villages. No village is truly inconvenient — Beaches operates a continuous resort shuttle. But walking distance matters for families with young children.
- The Sesame Street character experience is resort-wide. Characters appear throughout the main areas regardless of which village you’re in.
- Butler service is worth it with kids. Unlike an adult Sandals trip, having a butler at Beaches TCI means restaurant reservations for your whole family, dining reservations for the character experiences, and activity bookings handled for you — which with kids is genuinely transformative.

The Caribbean Village is the best choice for families with young children (ages 3–8) because it’s closest to the waterpark and main kids’ activity areas. For families who will spend most of their time at the waterpark and splash zones, proximity makes a real difference in day-to-day convenience.
What is the new Treasure Beach Village at Beaches TCI?
Treasure Beach Village is the newest and most luxurious village at Beaches Turks & Caicos, opened in 2025 as part of a $150 million resort expansion. It features exclusive private beach access, a dedicated pool and restaurant, butler service, and the finest rooms on the property including overwater bungalows and swim-up villas. It operates as a resort within a resort while still granting access to all Beaches TCI amenities.
Do all villages at Beaches TCI have butler service?
All villages at Beaches TCI offer butler service in select room categories except Key West Village, which does not offer butler service. If having a dedicated butler team is important to your family, you’ll want to book in Caribbean, French, Italian, Seaside, or Treasure Beach villages.
